How does the program work?
Whether you're referred by your bank, another agency or call directly, as a first step, Home HeadQuarters’ Foreclosure Triage Coordinator will gather your information, assess your needs and refer you to a foreclosure prevention counselor. It is vital that you call a Foreclosure Prevention Counselor at (315) 474-1939 before your payments fall behind. We’re here to help.

A counselor can help:

  • Create a budget that will work for you
  • Answer questions about the foreclosure process
  • Develop an action plan to help repair credit problems
  • Advocate on your behalf
  • Assist you in resolving your delinquent mortgage status
  • Refer eligible customers for legal assistance

How can I avoid foreclosure?
The best defense against losing your home is YOU! During this uncertain time, it is important that you:

  • Complete and submit necessary documents in a timely manner
  • Continue to save money towards a possible resolution of your mortgage
  • Maintain a steady source of income and employment
  • Stick to a budget
  • Don't give up hope

The Foreclosure Prevention Process
After your initial contact with the Foreclosure Program Triage Coordinator, you will be mailed or emailed forms that will provide your counselor with the necessary approval information to work on your behalf. You can also download the forms here. Your counselor will also need additional information to assist you, so gathering that information in advance will help us to help you faster.

Items you will need:

  • One month of pay stubs or proof of all other household income
  • Monthly billing statement from your lender
  • A copy of the deed to your property
  • A copy of your photo ID
  • Most recent letter from your mortgage company and/or attorney
  • Bank statements for all accounts
  • Supporting documentation of your hardship (medical bills, emergency repairs, etc.)
  • Loan documentation and closing papers

It is important to consult with a Foreclosure Prevention Counselor before:

  • Signing with a private lender or investor
  • Signing up for a "program" that claims to make payments for you
  • Taking out another loan
  • Selling your home

While there are many programs that can help, there are also many unscrupulous people looking to take advantage of your situation. The Foreclosure Prevention Coalition is providing FREE and HUD-CERTIFIED help to homeowners. If something else seems too good to be true, it probably is.

Can I save my home?
We will do everything possible to help you save your home, but success is dependent upon many things including your past payment history, how behind you are on payments and what institution holds your mortgage. For some families, staying in the home may not be the best possible outcome and for others, strict budgeting may prove too difficult to maintain. Whatever your case may be, the Foreclosure Prevention Coalition staff is here to help you get back on your feet.

The Foreclosure Prevention Coalition is a collaboration of seven Syracuse-based organizations dedicated to providing free, HUD-certified help to homeowners in fear of foreclosure throughout Central New York.
