PROGRAM DETAILS

  • The mortgage currently has a 6.99% interest rate and is payable over 25 years and requires only 2% down.

  • No PMI

  • Borrower must enroll in Auto-Pay (where payments are automatically deducted from your bank account).

ELIGIBILITY REQUIREMENTS

  • If you are a first-time homebuyer, you must complete the Homebuyer Education Course through the HomeOwnership Center at Home HeadQuarters.

  • You must plan to occupy and live in the home as your primary residence.

Closing Cost Assistance

Home HeadQuarters offers loans up to $5,000 to help qualified, first-time buyers cover closing costs for a home located anywhere in New York State excluding New York City. The program offers both payback and deferred loans (no payback required) depending on buyer eligibility. The deferred loan is available on a first come, first served basis and may be unavailable due to funding allocations.

PROGRAM DETAILS

  • Deferred Loans: Eligible buyers may receive up to $5,000 as a deferred loan (no payback) by committing to live in the purchased home for at least five (5) years.

  • Payback Loans: Eligible buyers may borrow up to $5,000 with 6% interest, payable over five (5) years.

  • Home HeadQuarters’ first mortgage customers may be eligible for up to $9,000.

ELIGIBILITY REQUIREMENTS

Deferred & Payback Loans

  • You must qualify as a first-time homebuyer

  • You must complete the Homebuyer Education Course through the HomeOwnership Center at Home HeadQuarters.

  • You must plan to occupy and live in the home as your primary residence.

  • You must have a signed purchase offer.

  • You must provide at least $500 of your own funds toward the purchase of the home.

  • Your first mortgage must originate with Home HeadQuarters, a bank, mortgage company or credit union.

ADDITIONAL REQUIREMENTS

Deferred Loans (No Payback)

  • You must purchase a home within the city of Syracuse.

  • You must fall below 80% of HUD median income guidelines (based on family size).

  • Your cash or cash-equivalent assets not used towards the purchase of the home cannot exceed $7,500.

  • The purchase price of the single or two-family home cannot exceed $170,000.

When Ivonne Fernandez walked into Home HeadQuarters to sign up for HomeBuyer Education Classes offered in Spanish, little did she know that she would be purchasing a newly-constructed Net Zero home within months of taking the class. The home, built by Home HeadQuarters, is a high-performing all-electric home featuring a heat pump and soon to be installed solar panels. The house should produce as much energy and it uses, thus the “Net Zero” label.

Ivonne utilized nearly every HomeBuyer program and service Home HeadQuarters can offer: she enrolled in the 8-hour HomeBuyer Education Course; met with a HUD-certified Housing Counselor; utilized a realtor with Home HeadQuarters’ affiliate CNY Affordable Realty; utilized a Home HeadQuarters first mortgage; took advantage of closing cost assistance and ultimately purchased a home constructed by the organization’s Opportunity Headquarters construction team.
